Water Efficiency

If the landlord wishes to charge tenants for water use, all NSW rental properties must meet minimum water efficiency standards. We recommend that all homes receive a pest control treatment each year, and that any properties where dogs or cats have been kept receive an additional flea treatment.

 

Exterior Cleaning & Garden Tidy Up

Please prune overhanging trees or vines before your tenants move in, weed the garden beds, remove the garden waste, and mow and edge the lawns. Pressure cleaning of any paved areas will add some extra curb appeal to your property.

 

Security

Your property should be sufficiently secure for tenants to qualify for insurance on content. All security systems, locks, and keys should function properly. You should provide your property manager with at least three copies of any keys, swipe cards, and remote controls. It is your responsibility to ensure the proper operation of all windows and doors and that all locks and keys are functional.

 

Bins

You will need to provide council approved waste bins to your tenant, including a general waste bin, a green waste bin, and a recycling bin.

 

Appliances

Any instruction manuals or instructions on the use of appliances should be passed on and communicated to your property manager. This helps to ensure proper use and not damage of appliances.

 

Strata Owners Corporation

We are legally required to provide any tenant residing in a strata unit, villa, or townhouse with a copy of Strata By-Laws. If the Strata By-Laws are updated at any time, a copy of the revised By-Laws must be forwarded to the tenant so that we can provide them. When the property is rented, we will give the Owners Corporation and Strata Company the name and contact information of the new tenant

 

Cleaning

We recommend a professional pre-tenancy cleaning of the entire property. We can help you to request a quote from one of our pre - approved cleaners and arrange a time for a visit. Before tenants move in, carpets should also be professionally cleaned. Tenants are required to return the carpet to the condition at the end of their stay as they moved into the property, minus expected wear and tear. It sets a standard of excellence for the tenant to match if the property is in good condition before moving-in day.
