So What do Sales Agents Actually Do For Their Money?

It is easy to look at a hot property market and think, properties seem to fly off the shelves; what is a sales agent even for? You might even be tempted to sell your property yourself because it doesn’t seem much more difficult than an online listing and opening your home on a Saturday. In reality, selling a home is a complex process, and agents spend years building up formal and informal knowledge.

Market Knowledge

Real Estate Agents spend their careers building up a network of contacts who are involved or interested in the property market. It could be a list of long-term investors, or a hoard of homeowners looking to downsize – agents maintain both databases and relationships over the years to connect buyers and vendors at the opportune moment.

Agents also keep their finger on the pulse of the market and can often see market shifts happening before they get reported on in the news or the latest sales data. This means they can help you to choose the best method of sale (auction or private treaty? Sell now or wait a month?) for the current state of the market.

Sales Processes

An agent will also help you navigate the process of preparing and marketing your home with ease. Just as you would always expect someone who has done something a thousand times to know the process better than someone who has never done it before, the same goes for selling a house. Agents know how to style home so that it appeals to the right kinds of buyers. They know where it is worth spending money to increase the sales price and where you can hold off.

Navigating legalities, e.g. negotiating inclusions, giving current tenants notice

The sales process extends far beyond accepting an offer, with a slew of legal processes also involved. An agent can help you negotiate with potential buyers and will be able to liaise with a reputable solicitor to get appropriate contracts drawn up. They can help you navigate finer details of a sale such as inclusions, and formally give any tenants notice where necessary.
