Modern Home or Classic in Eastern Sydney? Let’s Weigh the Pros and Cons

Whether you love the drama and personality of a classic historic home or the slick polish of a contemporary home, there really is something for everyone in Sydney’s Eastern Suburbs. There’s an intriguing range of architectural styles to be found in this area, spanning Colonial, Federation, Arts and Crafts, Victorian and Old English styles. There are also plenty of new and recently-built apartments and homes on offer. Here, we consider the key areas where you can find each style when buying a house, and the pros and cons to consider for both property types.

Classic and historic homes

Historic homes provide a character that a new home simply can’t offer. If you have your heart set on buying a home with classic architecture, then look to Woollahra, Potts Point, Double Bay or the amazing old terrace homes in Darlinghurst and Surry Hills.

The pros:

  • Prime locations – some of these homes were built when the area was mostly farmland!
  • Typically more spacious blocks, which might include a backyard, sheds or a courtyard.
  • Some rare larger properties might even include the opportunity to subdivide.
  • A completely unique home like no other, with its own history and personality.

The cons:

  • Maintenance could be costly or time-consuming, but choosing a well-renovated property can minimise any potential issues with old plumbing or wiring.
  • The home layout could be unusual or dated – but this, of course, can be part of the charm!

Modern homes and apartments

There can be great appeal in the contemporary – particularly knowing that maintenance will be minimal for some time to come. There are few opportunities to build your own house in Sydney’s competitive Eastern Suburbs – but why would you when there are so many options for modern homes throughout Bondi Junction, Bondi, Mascot, Redfern, Rosebery and Eastgardens?

The pros:

  • Newer and higher buildings can often mean better views.
  • Low maintenance and a lock-up-and-leave lifestyle.
  • Many modern homes have superior energy efficiency, which can mean lower bills.
  • Newer homes will often have parking considered, which may not apply for some historic homes.
  • Modern homes are often located close to transport links, making your commute easy.

The cons:

  • A modern or new house design might have neighbouring properties that are similar, but you can always make your home your own with some personalisation.
  • Some newer properties might be located a little further from amenities or the city centre, so it’s worth considering whether the property is close to everything you’d like access to.
